William Davis Homes is pleased to be bringing forward proposals for approximately 125 homes on land off Snell’s Nook Lane, Nanpantan. The site is on land that was previously allocated to the Loughborough University Science and Enterprise Park and currently holds a draft allocation within Charnwood Borough Council’s Local Plan. The site is in very close proximity to Nanpantan and approx. 2.5 miles from Loughborough town centre.
In addition to new homes, the proposals also incorporate publicly accessible open space, footpath enhancements and a new children’s play area.
The site benefits from a draft allocation in the current Local Plan. The Plan finished its consultation stage on the 23rd of August 2021 and will be examined by a government appointed independent Planning Inspector in due course.

Approximately 125 much-needed new homes that will help Charnwood Borough meet its 5-year housing land supply.
30% affordable homes, in line with Charnwood Borough Council policy, helping local first-time buyers to get on the housing ladder and meeting the needs of those on the housing waiting list.
Significant areas of publicly accessible open space including public footpath improvements along the former Charnwood Forest Canal and a play area.
Financial contributions which will help maintain and improve local infrastructure.
